Marbridge is a state licensed residential care facility that has been in operation since 1957. The existing structure is approximately 6,600 square feet and sits on a 1 acre lot. The Owner was able to purchase two adjacent lots creating one 2.2 acre “island” parcel that is bounded by streets on all four sides . Even with the additional land, zoning regulations at the time required 150’ setbacks on all sides leaving no buildable area. Changes to the regulations were proposed by the Owner’s team and subsequently approved allowing an application to expand the building to put forth.

Early Concept Sketch

In January of 2016 an approval was obtained to construct a new 50 bed, 48,000 SF building to be completed in two phases. Phase I will establish all the core functions of the facility and enough new rooms to allow for the residents in the existing building to be moved in. Phase II begins with the demolition of the existing Marbridge building that will be replaced with a reproduction of the original 1900 house, a new victorian era barn and a glass link that connects to Phase I.  Construction is expected to start in the fall  of 2018.
